Weak records cost builders time and money when payment disputes, schedule impacts, deficiencies, or owner complaints come up. Changes go untracked in writing, site records stay incomplete, and key details live only in someone’s memory. On a BC residential project, you then struggle to show what happened, and small misunderstandings grow into avoidable conflict.
This course takes licensed residential builders in BC through what to document, when to document, and how to keep records consistent and useful on real jobs. It covers daily site records, photos, RFIs, change orders, schedules, emails, meeting minutes, and deficiency tracking. You’ll also learn practical ways to collect, store, and retrieve records, preserve evidence, support delay and extra cost claims, and respond professionally to owners, consultants, and trades.
When a dispute or claim lands, your records show what happened, when, and who agreed to the change. You’ll leave with a documentation routine your team keeps up daily and the evidence to back a payment request or a response.
At the end of this course, participants will be able to:
- Identify the key project records to create and keep on BC residential construction projects.
- Apply a simple, repeatable process for documenting site activity, changes, communications and deficiencies.
- Organize and retrieve project records to support payment requests, change requests, warranty issues and dispute responses.
- Prepare clear, defensible claim or response materials using project facts, timing and consistent evidence.
